What Does a REALTOR® Actually Do During a Real Estate Transaction?

A REALTOR® DOES A LOT MORE THAN OPEN DOORS AND SHOW HOUSES.

The easiest way I can explain it is this: your REALTOR® is essentially the project manager and advocate for one of the largest financial transactions you'll ever make.

There are a lot of moving pieces in a real estate transaction, and much of the work happens behind the scenes.

 

BEFORE THE TRANSACTION EVEN BEGINS

A good REALTOR® should be helping you prepare and strategize.

That can mean reviewing market conditions, comparable sales, pricing, neighborhoods, timelines, your goals, and potential challenges before you're ever under contract.

For buyers, we're searching neighborhoods and properties, coordinating showing schedules, communicating with listing agents, reviewing property information, and helping you determine whether a home actually makes sense for you.

For sellers, we're looking at the market, comparable properties, pricing, condition, preparation, timing, marketing, and how to position your home before it goes live.

 

THEN COME THE CONTRACTS

Once you decide to move forward, there is a lot more involved than filling in a purchase price and signing your name.

We prepare and help explain offers, counteroffers, disclosures, contingencies, addenda, and other transaction documents.

We also have to keep track of the deadlines attached to those documents.

I read the documents.

That's important to me. I want to understand exactly what my client is agreeing to and make sure my client understands it too.

 

WE NEGOTIATE

Negotiation isn't only about price.

We may be negotiating price, credits, repairs, contingencies, possession, timelines, closing costs, and other terms that can have a very real financial impact on you.

Before I negotiate, I want information.

I'll pick up the phone and talk to the other agent. I want to understand what's happening on the other side of the transaction, what matters to their client, and where there may be an opportunity to protect or strengthen my client's position.

 

WE COORDINATE A LOT OF PEOPLE

Depending on the transaction, your REALTOR® may be communicating with:

  • The other real estate agent
  • Your lender
  • Escrow and title
  • Inspectors
  • Appraisers
  • Contractors and vendors
  • Transaction coordinators
  • Other professionals involved in the transaction

Someone has to keep all of those moving pieces connected.

That's part of our job.

 

WE MANAGE INSPECTIONS AND DUE DILLIGENCE

We help schedule inspections, keep track of the inspection period, review the findings with our clients, discuss potential concerns, and determine what may need further investigation.

If repairs or credits are appropriate, we help negotiate those too.

An inspection report can look terrifying when you're not used to reading one. An inspector's job is to find things.

My job is to help my client understand what we're looking at and focus on the issues that actually matter.

 

WE WATCH DEADLINES

Real estate contracts have timelines.

Deposits. Disclosures. Inspections. Contingencies. Appraisal. Loan milestones. Signing. Final walkthrough. Closing.

Part of my job is keeping an eye on those dates so my client doesn't have to wake up every morning wondering, "Am I supposed to be doing something today?"

I'll tell you when I need something from you.

 

AND SOMETIMES, WE FIX PROBLEMS YOU NEVER KNEW EXISTED

This is probably one of the biggest things people don't realize about REALTORS®.

Not every problem needs to become the client's problem.

There are times when something starts going sideways behind the scenes and we're already on the phone trying to solve it.

Maybe there's an appraisal issue.

Maybe an inspection uncovered something unexpected.

Maybe financing is delayed.

Maybe there's a title issue.

Maybe the other side is requesting something at the last minute.

Sometimes my clients know about the problem immediately because they need to be involved in the decision.

Other times, we're able to work through it behind the scenes before it ever becomes something they need to worry about.

A smooth transaction can make it look like your REALTOR® isn't doing very much. Sometimes that's because they're doing their job well.

 

ULTIMATELY, OUR JOB IS TO PROTECT YOU AND GET YOU TO THE CLOSING TABLE

My responsibility is to help you understand your options, recognize potential risks, make informed decisions, and advocate for your best interests throughout the transaction.

And yes, eventually we get to the fun part.

Final walkthrough. Signing. Closing.

And for my buyers, my absolute favorite part:

Handing you the keys.

That's why I don't describe my job as simply helping people buy and sell houses.

You hired me to do a job. My job is to help manage the transaction, educate you, advocate for you, protect your interests, and help get you to the finish line.
